 Spring is in the air in Southern Georgian Bay! While the lifts would still be turning at Blue Mountain Resort, if not for the provincial shutdown, and skiers and snowboarders would still be enjoying some slushy spring runs, the minds of many have turned to garden centres and patio furniture. Our newest blog post has some great tips for preparing your garden for the spring season.

The real estate market continues to be a hot one and properties are “flying off the shelves”. Many listed homes are receiving multiple offers, and with the low supply of properties for sale, the market continues to be in the Seller’s favour. You can see from our graphic below that the dollar value of sales and the average price of homes sold are up significantly from last year, and the number of days that a home stays on the market before being sold is considerably lower.

We’ve added a new feature to our Clairwood Connection Newsletter this month. Sometimes the terms that we use as REALTORS® are not familiar to our clients.  The “What does that mean?” section will focus on a new real estate term each month to help clarify some of these terms.

What Does That Mean?

Each month we will focus on a real estate term to help clarify its meaning. This month we are focusing on “FINTRAC”.

When you buy or sell property in Canada, you will be required to provide your REALTOR® with proof of your identity, along with some other pieces of information like your occupation, and your bank account details if you were the Buyer. Real estate brokerages, and their sales people and brokers, are required to confirm the identity of parties to a real estate sale transaction by The Financial Transactions and Reports Analysis Centre of Canada (FINTRAC), an agency of the Government of Canada responsible for facilitating the detection, prevention and deterrence of money laundering, terrorist activity financing and other threats to the security of Canada. Real estate brokerages are required to report suspicious transactions, terrorist property and large cash transactions over $10,000 to FINTRAC. Real estate brokerages must report the receipt of a deposit on any property sale, and while Clairwood Real Estate does not accept cash for deposits, the parties to the transaction must provide proof of their identity, and the party giving the deposit must provide details of the bank account the funds came from in order for the FINTRAC analysis to be completed.

The Southern Georgian Bay Real Estate market continues to be hot. High buyer demand and low supply of homes to be purchased are keeping prices elevated and forcing many sales into multiple offers. In 2020 we saw the average price of a residential home in the Western Region of the Southern Georgian market increase by a whopping 24% from $515,515 to $678,309.

What does that mean for you if you are planning to list your home to sell? It is likely that your home, if it is priced appropriately, will sell very quickly, and there may be multiple offers received. Your real estate agent will likely suggest “holding offers” which means that you, as the seller, will set the date and time to review any offers that are received for your property. Buyers will need to present their best possible offer, with their best price and the fewest conditions that they are comfortable with, and then hope that you choose their offer to work with. There are many things that you can do to prepare your home to generate lots of attention once it hits the market, like decluttering and staging – be sure to check out our Tips for Sellers, and then give us a call.

What does this mean if you are a buyer looking to purchase a home in our area? Whether you are a first time buyer or an investor, or somewhere in between, this hot market means that you will need to know what you are looking for and what your budget is. Since most properties are “holding offers”, as the buyer you will need to present your best possible offer, with your best price and with the fewest conditions (like financing and inspections) that you are comfortable with. A local realtor, who knows the local market, is your best resource in Southern Georgian Bay.
