What Does That Mean?
Each month we focus on a real estate term to help clarify its meaning.
This month we are focusing on the “easement“.
An easement is when a company, person or another land owner has access over a portion of another person’s property for a specific use. The easement is included in the legal description of the property and is on Title, which means that it continues even when the property changes ownership. The ownership of the land remains with the Title holder, but they cannot block or deny access to the portion that is under the easement for the specific use. Easements can be created in several different ways and some easements can be extinguished through proper processes. The most common easements are for access by hydro or utility companies, or when a property owner needs to cross another’s to access their property or the waterfront. If you like to thrift shop, you have likely visited the ReUse Centre in Collingwood (they have recently moved to a new location at 20 Balsam Street, Unit 14), but do you know much about the E3 organization that runs it? E3 Community Services Inc. is a community organization that supports adults and children who are differently abled through a variety of programs and services.
