What Does That Mean?

Each month we will focus on a real estate term to help clarify its meaning.

This month we are focusing on “Multiple Offers“.

When the real estate market is in the seller’s favour, as it currently is in most areas in Canada, there is a good chance that buyers will be in a “multiple offer” or “competing offer” situation. This means that there is more than one buyer who is willing to submit an offer on the property, and it creates unique, and somewhat stressful conditions. Working closely with your REALTOR® will ensure that you are in the best possible position throughout the process.

In a multiple offer situation, buyers can be tempted to offer more for the property than they planned to and/or remove conditions from their offer that are intended to protect them. Before participating in a competing offer situation, buyers should consider factors such as:

  • Offer price: A high offer could improve the buyer’s chance of success, however, it may not be the best long-term financial decision for them. It is important for a buyer to consider how much they can afford to offer for the property and how much is it the worth? A competing offer situation does not necessarily mean that a property will sell for more than the asking price, and an offer that meets or exceeds the asking price will not guarantee that a buyer’s offer will be accepted.

  • Financing: Even if a buyer is pre-qualified for a mortgage, that does not safely eliminate the need for a financing condition in an offer. Getting approved for financing involves many pieces of information, including the lender’s assessment of the value of the property to be purchased, so approval is not a guarantee.

  • Home inspection: In competing offer situations, it can be tempting not to include a clause in an offer that makes it conditional on a home inspection. While your offer might be more acceptable to the seller, you may later learn that there are property defects, required repairs or needed upgrades that you weren’t aware of. In some cases, this can be expensive in the short or long-term. Foregoing a home inspection is a significant risk that a buyer needs to carefully consider.

Multiple offers also raise considerations for the seller – do they want to: accept the best offer; negotiate with one buyer and reject all other offers; negotiate with one buyer and advise other buyers that their offers are being set aside while the seller negotiates; or reject all offers. The seller’s REALTOR® will assist in this process to ensure that it meets the seller’s wishes, while balancing the opportunity for all interested buyers to participate.

Charity Profile

The Georgian Triangle Humane Society GTHS is a non-profit charity that operates an animal center serving the south Georgian Bay region by providing shelter for homeless animals and adopting them to caring families. They offer innovative programs that enhance and support the human-animal bond, such as Humane Education programs, Dog TrainingPet Support Services, and the Treasure Tails sustainable retail store, to name a few. June is “Walkathon Your Way” month at the GTHS and you can donate or register to participate by visiting the GTHS website at www.gths.ca.
